'Lots' to consider: Hamilton County sets new acreage rules for short-term vacation rentals – WTVC

If you want to use your Hamilton County property for a short-term vacation rental, the rules are different as of Wednesday.

That’s after Hamilton County Commissioners passed a resolution restricting rentals for unincorporated areas of the county.

The resolution bans short-term vacation rentals (STVRs) for anyone with a lot that’s smaller than 1 acre.

But the resolution expanded the rules for agriculturally-zoned areas in the county. Property owners in that county must have a lot that’s larger than 2 acres to start up a STVR.

This change does not affect anyone who already has an existing STVR, or anyone who are in the middle of the approval process.

Some Hamilton County Commissioners viewed this as a compromise, after a ban on new STVRs failed last month.

Property rights go both ways,’ said District 1 Commissioner Gene-O Shipley at Wednesday’s meeting. “I think [the plan] is a pretty good compromise. Maybe mine was tough at the time, cutting it out altogether.

Some commissioners tried to add a 2.5-acre restriction to agriculturally-zoned areas, but that amendment failed.
